Encumbrance certificate (EC) and certified copy of a deed
You get the list of registered transactions on a property (EC), or a certified copy of a registered deed.
For whom: Anyone who wants to see the registered sales and mortgages on a property before buying it; people asked by a bank or other lender; anyone who needs a copy of a registered deed.
Published on 30-10-2026. Not every fact has been checked against its official source yet: confirm at the office.

What do you need? An EC: the registered transactions on a property
1.
Get the property details ready: village or town, mandal, district; survey number, door number, plot or flat number, apartment name; extent; the boundaries on all four sides; and the period to search, from and to. Wrong or incomplete details can give a wrong EC.

2.
Get the deed's details ready: district, Sub-Registrar office, document number and year; if you can, the names of the parties. Anyone can get a copy of a deed about land or buildings. A copy of a will is given only to the person who made it while they live; after their death, anyone can get it by showing the death certificate. Copies of a GPA or of deeds about movable property go only to the parties or their representatives.

On the department's website, open "Encumbrance Search (EC)" and register and log in as a "Citizen" with your mobile number or email. Search by document number or by property details, then save and print the result. You cannot search by a person's name. Only registrations from 1983 are online; earlier ones are searched at the Sub-Registrar office.

Not confirmed: The department's pages do not say whether the online search has a fee. The department's user guide calls the online search informative, and says the authorised EC is given through MeeSeva for a fee. If a bank or court needs it, get it from MeeSeva or the Sub-Registrar office.

Read the EC carefully. If no registered transaction on the property falls in that period, you get a "nil EC". Unregistered transactions do not appear in an EC; an EC alone is not enough to decide to buy a property or lend money on it.
